Order Process
eVal supports multiple methods for receiving orders from our clients.
• Client log-in: Online portal allows lenders to enter the orders via website through a customizable
online order form.
• Manual entry from faxed or e-mailed orders: Can be added via the order entry screen.
• Loan origination software integration: The platform supports multiple LOS systems including Caylx,
allowing for direct submission of orders.
• Bulk import: Provides a solution for importing numerous orders via comma separated value

The Assignment Process
The assignment process is crucial in providing an unbiased and efficient method to distribute orders fairly
across the vendors. The various categories for optimal assignment include: coverage area, licensing, skill
levels, location and price, workload, past performance and quality ratings. eVal offers a range of
comprehensive solutions for HVCC and Mortgagee Letter 2009-28 compliance to fit the specific
requirements of your business:
• Smart Assist: Manual selection through an interface, which provides the appraiser’s capacity, rank,
score and fees allowing the best appraiser for a specific order to be chosen.
• Automated assignment: Based on customized key criteria, the system can automatically distribute
orders on an unbiased rotational basis.
• Broadcast assignment: Our system has the ability to submit an order request to an unlimited
amount of vendors who qualify for a specific assignment, resulting in expedited turnaround times.
• Dynamic special instruction support: This feature allows specific filters to be generated based on
client, method of payment, or product to deliver additional attachments that provide special
instruction to the appraiser about the specific assignment.
• Bid assignment: This process, typically utilized in the commercial area, allows multiple appraisers to
receive a request for bid based on turnaround and fee for any specific assignment. The resulting
responses can be evaluated and selected thereby creating an engagement letter to complete the
process.
Tracking and Turn Time
A key component to managing the appraisal process is the ability to effectively communicate with both the
vendors and lenders promoting synergy in the relationship. Our online tools facilitate communication with
both the vendors and clients to provide real-time access to information 24 hours a day, 7 days a week. The
appraisers will contact the client within 24 hours of receiving the order and schedule an inspection within
3 business days. After inspection of the property the appraiser is expected to turn in the complete appraisal
within 24 hours. The appraisal review by eValuation ZONE will be completed with 24 hours. The total turn
time from order to receiving the final product is 5-7 days.
• Customer service: It is crucial for staff members to immediately have information when
corresponding with clients via e-mail or over the phone. Our system manages appraiser
communication and ensures that this information is readily available.
• Scheduling calendar: The online calendar provides instant access for both inspections and critical
due dates for all active orders.
• Online status: Clients are able to view active and requested orders through their personalized client
portal. This provides both unlimited access to real-time information and the ability to communicate
with the office in a secure environment.
• Automated notification: The system automatically generates e-mail communications based on the
lenders specific profile preferences, thereby limiting unnecessary messages.
• Custom Reporting: eVal includes a wizard based report generator that allows specific field selection,
groupings, and custom data filtering that can be automatically exported into Microsoft Excel.

Review
The process of routing completed appraisals to the appropriate staff member and performing the quality
control function is a critical aspect of the value added services we provide.
• Appraisal receipt: Appraisers upload their reports via the online portal from the eVal website.
• Automated PDF review: First generation PDFs for the URAR and Condo forms can be automatically
reviewed based on an industry standard rule set, appraisal guidelines, and/or underwriting
guidelines. Once analyzed, the appraisal can be accepted or rejected based on the appraisal
product’s score.
• Automated MISMO XML review: Should you require an XML format file, eVal can convert data
from first-generation PDF to MISMO XML 2.6 GSE format, check for compliance with the uniform
appraisal dataset (UAD), and deliver the appraisal file via the Global Kinex delivery system on your
behalf.
• Reviewer portal: Internal or external reviewers manage their workload and score the appraiser
based on product and performance.
• Online reviewer forms: Various online review forms are provided to ensure a seamless workflow
and consistent product valuations.
Delivery
The customized delivery process ensured by our system allows for managing the clients delivery preferences
and ensuring the proper fulfillment.
• Hard copy: We track requests for a hard copy delivery, number of copies and the management of
the client’s preferred shipping vendor. In addition, we provide storage for account information.
• Electronic Delivery: eVal is an eService provider, which supports all the industry delivery standards
including ACI, Lighthouse, PDF, AI Ready, and MISMO XML.
• Universal portal integration, UPI: eVal integrates with major industry portals providing a seamless
solution to receive orders, communicate status, and deliver the final product.
• Uniform Collateral Data Portal, UCDP: eVal provides seamless integration to the Uniform Collateral
Data Portal (UCDP). We utilize a proprietary conversion process to validate and convert the Base
64-encoded PDF within the MISMO XML file, ensuring identical information between both files.
eVal then validates your appraisal allowing you to have 100% confidence in delivery and acceptance
of your appraisal.

Accounting
Our system provides a method to manage both account payables and receivables. Establishing a seamless
professional relationship with our vendors ensures high quality and timely appraisals for our clients.
• Automated invoicing: We can automatically e-mail or fax invoices in either HTML or PDF format
based on client’s preference.
• Online statements: An online portal provides clients the ability to view outstanding receivables
and print invoices at their convenience.
• Credit card processing: eVal provides the ability to directly integrate four gateways, which include
Linkpoint, Authorize.net, Transaction Central, and PayPal. This provides automated processing, and
instant receivables updates based on approved transactions.
• Accounts receivable: Our system tracks all unpaid accounts that are viewable in individual reports
or client statements and allows for receipt of check payments for single and multiple orders.
• Accounts payable: eVal has the tools to pay vendors based on a billing cycle or of payments received
by the lender. Payment reports can be run for any date range and allows for record keeping on all
payments that have been processed.

APPRAISAL MANAGEMENT SERVICE AGREEMENT
This agreement, by and between eValuation ZONE, Inc. (“eVal”) and the undersigned entity (the "Client")
shall be effective as of the date it is signed below and shall remain in full force and effect as outlined by
the terms contained herein. Client hereby warrants and represents that it is in the business of mortgage
lending and that it desires to enter into a contract for service with eVal for the purpose of subscribing to
eVal's real estate appraisal management services (hereinafter referred to as "Services"). eVal hereby
certifies that it is in the business of providing the Services to its mortgage lending customers through its
nationwide network of affiliated appraisers.
Scope of Services
eValuation ZONE, Inc. shall provide Client with an appraisal order gateway for submission of new appraisal
orders for fulfillment by eVal’s network of affiliated appraisers. eVal shall be responsible for all
communication and coordination efforts relating to each appraisal order placed by Client and shall act as
the intermediary between Client's borrower and the selected appraiser. eVal shall be solely responsible
for the selection of the end line appraiser by which each order shall be fulfilled. eVal shall further perform
a desktop quality control review for recognition and correction of any errors and inconsistencies on each
completed appraisal report prior to delivery of such appraisal reports to Client.
eVal Certifications
eValuation ZONE, Inc. hereby certifies that it shall, at all times during the effective term of this Agreement,
ensure it maintains the necessary processes and procedures to facilitate Client's compliance with the
requirements of the Home Valuation Code of Conduct ("HVCC") for all appraisal orders placed for
fulfillment with eValuation ZONE. However, Client hereby certifies that it understands such compliance
may be deemed ineffective should Client, its employees, representatives and/or agents, fail to maintain
proper adherence to the terms of the HVCC and that in such instances, eVal makes no certification,
warranty or representation of Client's compliance with such requirements. Based on the foregoing, Client
hereby certifies that it shall maintain adequate policies and procedures to ensure its employees,
representatives and/or agents maintain full compliance with the terms of the HVCC on all orders placed
through eVal for fulfillment. eVal certifies that it shall maintain a written set of policies and procedures
which, in part, outline its requirements toward maintaining appraiser independence as described in the
HVCC. Each of eValuation ZONE’s staff members are adequately oriented to the requirements of the
HVCC as well as any requirements set forth by other applicable regulatory agencies governing residential
property valuation guidelines. Staff members also receive ongoing training on compliance with such
requirements and any varying interpretations thereof. eVal further certifies that, throughout the active
term of this Agreement, it shall further ensure it maintains all policies and procedures necessary to track,
report and subsequently discipline any individual who violates any term of its policies and procedures
and/or any provision of the HVCC, as amended. Client understands that the regulatory environment
changes rapidly, and eVal may be required to update procedures and practices from time to time, as such
eVal agrees to provide written notification of changes. Client may opt to submit a panel of approved
appraisers in adherence with the terms of the HVCC to be credentialed by eValuation ZONE for inclusion
in a blind rotation for order assignment. eVal will program such appraisers and if preferred by client add in

additional appraisers to create the “Client Panel”. Client may also opt to use eVal’s appraisal panel, such
panel will be referred to as “eVal Panel”.
Pricing
Client agrees to pay for all Services ordered in accordance with eValuation ZONE’s pricing in effect from
time to time. Client understands that appraisal orders that are abnormally complex or that may require
greater than normal travel distances may require an extra fee. In such cases eVal agrees to notify Client
and receive approval for the increased fee. An account is delinquent if not paid in full within thirty (30)
days after the billing statement date. Client agrees to pay a late charge of one and one-half percent (1.5%)
or ten dollars ($10.00), whichever is greater, per month on the delinquent account until paid in full. Fees
are not refundable. eValuation ZONE may suspend or terminate access to the appraisal order gateway and
shall cease to provide appraisal services hereunder until amounts owed by Client have been paid in full.
Term
Client hereby agrees to utilize the Services for an evaluation period of sixty (60) days from the effective
date of this Agreement. Unless Client provides written notification to eValuation ZONE of its intent to
cancel this Agreement prior to the expiration of the evaluation period, Client hereby agrees to use
eValuationZONE, Inc as a provider of the Services for a period of two (2) years following the expiration of
such evaluation period. Upon expiration of the initial term, the term shall automatically renew and
continue in full force and effect for successive periods of one (1) year thereafter unless Client provides
notice in writing to eVal no less than sixty (60) days prior to the renewal date of its intent to terminate the
Agreement. eVal reserves the right to immediately terminate this Agreement in the event that eVal
determines, in its sole discretion, that any part of this agreement or vendor/vendee relationship is in
violation of any law. No verbal agreements and/or representations shall take precedence over the
requirements of this section.
Indemnification
Client shall indemnify and hold harmless eValuation ZONE, Inc, its affiliated corporations, all officers,
directors, agents and employees from and against any and all liability, losses, claims, damages, and
expenses caused by any service interruption and but not limited to, attorney fees and court costs arising
from or in any way connected with any breach by Client of any representation, warranty, covenant, or
agreement herein including, without limitation any improper publication or disclosure or other misuse of
any actions by any subject or any other third party in connection with the Services. eVal may cease
providing the Services at will. Client understands that the accuracy of each appraisal shall be based on
the originating appraiser's independent and uninfluenced evaluation of the subject property and
comparable market data available at the time of placement of the appraisal order. As a result, Client
understands that eVal makes no representations or warranties, nor does it have any influence over, the
overall accuracy of the resulting appraised value.

Gramm-Leach-Bliley Privacy Notice
eValuation ZONE, Inc. recognizes its obligation to keep Client’s information secure and confidential, and
certifies its compliance with the Gramm-Leach-Bliley Act to protect Client’s nonpublic information.
eValuation ZONE’s collection of nonpublic information includes information Client supplies for the ordering
of appraisals through eVal's online platform and, any information authorized by Client to collect. eVal
does not disclose any of the above-described information about current and former customers to any
third parties except as required by law, and/or if authorized by a customer. eVal has established internal
policies and procedures that clearly outline the proper handling and maintenance of Client’s nonpublic
information. This includes 1) Use of physical, electronic, and procedural controls, including physically
secured areas and computer access controls, 2) assessment of systems’ integrity through auditing,
monitoring and data management processes, 3) policies directing and limiting access of Client’s
information, and 4) continual employee training on proper safety protocol in handling Client information.
Enforcement Of Agreement
Client shall pay all attorney fees, court costs, alternative dispute resolution fees, and collection costs
incurred by eValuation ZONE, Inc. for collecting any delinquent account hereunder, whether or not
litigation is instituted. In cases where Client’s account is referred to collection, Client shall also lose the
benefit of any previously applied discounts and shall pay eVal its prevailing retail rates then in effect for
the Services received by Client. The foregoing shall be in addition to any other recovery to which the
prevailing party is entitled shall be paid. Client further agrees to pay for additional services requested and
received through eVal whether or not expressly described by this Agreement. Pricing for such services will
be outlined in the fee schedule published from time to time.
Notices
The waiver of one party of any covenant, condition, obligation, representation warranty or promise in
this agreement shall not invalidate this Agreement or be deemed a waiver by such party of any other
covenant, condition, obligation, representation, warranty or promise. The waiver by a party of the time
for performing any act or condition hereunder does not constitute a waiver of the act or condition itself.
The rights and remedies provided by each of the parties herein shall be cumulative and in addition to any
other rights and remedies provided by law or contract. This Agreement may not be changed orally, but
only by written notification by eValuation ZONE, Inc. If any provision of this Agreement adjudged illegal or
invalid by a court of competent jurisdiction, such judgment shall not invalidate the remainder of the
Agreement, which shall remain in full force and effect. All terms will be enforced to the greatest extent
allowed by law. All exhibits attached to this Agreement are incorporated herein and constitute an integral
part hereof. Client shall not assign its rights or obligations under this Agreement without the prior written
consent of eVal. This Agreement shall be binding upon and inure to the benefit of the parties and their
respective permitted successors and assigns. This Agreement will be governed by and construed in
accordance with the laws of the State of Illinois, without giving effect to its conflicts of laws provisions.
The parties to this Agreement consent to the exclusive jurisdiction and venue of the courts and alternative
dispute forums located within Cook County, Chicago, Illinois, consent to service of process delivered

EVALUATION ZONE’S STATEMENT ON COMPLIANCE & APPRAISER INDEPENDENCE
On March 2nd, 2008, Fannie Mae and Freddie Mac entered into an agreement with the Office of Federal
Housing Enterprise Oversight (OFHEO) and the New York Attorney General’s Office to help enhance the
integrity of the home appraisal process. The end result is a document titled the Home Valuation Code of
Conduct (HVCC). The HVCC went into effect on May 1st, 2009. Appraiser independence with respect to
Mortgagee Letter 2009-28 went into effect on February 15th, 2010. The Appraiser Independence
Requirements (AIR) was developed by Fannie Mae, the Federal Housing Finance Agency (FHFA), Freddie
Mac, and key industry participants to replace the Home Valuation Code of Conduct (HVCC). This went
into effect October 15, 2010.
eValuation ZONE is in compliance with the Fannie Mae Appraiser Independence Requirements (AIR)
formerly the HVCC and Part IV Federal Reserve System 12 CFR Part 226 Truth in Lending. The current
regulations are law and require that our appraisers. eValuation Zone (eVal) has received calls from many
of our lenders regarding the language within the Compliance Letter and if it will affect their relationship
with our firm. eVal has spent a great deal of time analyzing AIR and HVCC and corresponding with Fannie
Mae. It is our understanding that this document does not impact the relationship our firm currently has
with any of our lenders. The AIR, HVCC, and Mortgagee Letter 2009-28 promotes stronger appraisal
independence practices that most of our clients have already been adhering to for years. The evolution
of the appraisal process through regulation and technology is what makes eVal a leader today. We are
pleased to say that we have been in the forefront conducting business by many of the same guidelines
promoted in the AIR, HVCC, and Mortgagee Letter 2009-28 for more than a decade.
Please consider the following points:
When you order an appraisal from eVal we do not let the lender choose the appraiser. This decision is
made by our staff and is based on the appraiser who is most competent to perform the appraisal in
regards to experience and geographic competency. We utilize a national network of certified licensed
appraisers to meet our client's aggressive deadlines and quick turn-times for appraisals nationwide. Our
dedicated appraisers are committed to quality and service.
Since May 1st, 2009, no employee of a lender will be allowed to have direct contact with the appraiser
assigned to the property. All information between the lender and the appraiser will be done via our staff
or our website. We will monitor all correspondence on the website before forwarding it on to either party.
We do not forward any correspondence to the appraiser regarding an estimate of value or the loan
amount. The only value we will provide the appraiser is the sales price and contract when the assignment
is for a purchase transaction.
All of our appraisers are independent contractors who are paid based on a prearranged fee schedule.
There are no additional incentives offered to the appraiser such as fees or additional workload based on
their value conclusions.

EVALUATION ZONE’S STATEMENT ON COMPLIANCE & APPRAISER INDEPENDENCE
• All appraisals are completed and signed by the appraiser only. Our firm performs a technical review
for quality control purposes on every appraisal prior to delivery.
• The AIR and HVCC allow lenders to continue to use appraisers and appraisal companies from their
approved list of vendors
• The terms of the AIR and HVCC only pertain to loans submitted to Fannie Mae and Freddie Mac.
FHA loans are ordered and completed in compliance with Mortgagee Letter 2009-28 with appraiser
independence.
We are confident that our current practices and procedures will allow our lenders to be in full

Appraiser selection was performed at the sole discretion of eValuation ZONE, Inc. The criteria for which includes
availability, proximity to the subject property and historical quality and performance. eVal maintains the right to
remove any appraiser from active status for substandard performance as allowed by AIR I.,B.(8)(9).

eValuation ZONE, Inc makes the extraordinary assumption that all sections of the AIR and Part IV Federal
Reserve System 12 CFR Part 226 Truth in Lending (TIL); Finale Rule, pertaining to the lender/client relationship
before, during, and after eValuation ZONE services, have been maintained. Any known AIR violations with
result in non-certification and report to the state licensing authority.

eValuation ZONE certifies that the appraisal reports submitted comply with ownership and affiliation requirements
as outlined in Regulation Z Sec. 226.42 Valuation independence, AIR and USPAP. eValuation ZONE has no
ownership in any company/entity for which appraisal reports are procured and managed.

The appraiser has certified that the originating firm in no way influenced the objectivity of the appraisal process
or the final valuation of the subject property.

No estimation regarding the subject’s property’s value, proposed loan amount, or proposed loan-to-value ratio,

For all FHA transactions, eVal provided the appraiser’s name and license number to receive the FHA case
number from the lender/client.
The lender is required to provide the borrower a copy of the appraisal and is
not facilitated by eVal. A certified copy of the original appraisal report was
transmitted electronically through a secure platform to the authorized
assignee of the Lender/Client. The appraisal is intended for the client as
specified in the report and may not be altered or changed.
