What the James Stats Mean
1. The average buying time is 9-10 weeks, you don’t have to bid time after time and get beaten 3, 5 or 7 times. You don’t have to, our stats show that.
2. The average number of bidders you will compete against at 3, however on popular properties its considerably more
3. With James Buyer Advocates you have an approximately 2 in 3 chance of being successful
4. While everybody thinks it’s all a matter of putting your hand up at auction, this continues to be incorrect as 3 in 4 properties we at James bought WERE NOT under the hammer
5. Quoting Accuracy was 1 in 3 for selling agents. Our quoting accuracy in a boom market was double that. Chinese bidding is in part the reason for our drop in accuracy.
6. While everybody thinks it’s about money, if it was just money then our success rate should have been 33% - eg 1 in 3. At James it was double that.
7. Overseas bidding is a real force - being a factor in roughly half our auctions, spread across Inner Melbourne.
8. We do buy off market and I think 1 in 10 is an accurate reflection of the % v overall buys
Using a professional buyer advocate. The two main reasons people don't:
1. They don’t know what we do - hey we buy homes , we do what needs to be done to buy homes
2. We cost money. True, but our fee is 10% of the market increase of the last few months AND you still haven’t bought a home
