Budget: $0.00 to a $1,000,000,000 + Today’s lesson is going to reveal and diminish myths. For example the myth that there is no way anybody can generate leads online for free. We will go through step-by-step how ANYONE that implements what they’re about to learn WILL generate leads. Question: Would you invest $1,000 of Investment dollars to make $1,000 today “and” build your online lists of buyers, sellers, and investors? The question at hand is going to separate the men from the boys and the ladies from the girls. But, before answering that powerful question let me be clear; you don’t have to invest/spend money to generate leads. However, if you want to grow to amazing heights it will become one of the top components of your ever growing business. So, you’re about to discover that there are definite ways to generate leads without spending a dime. You will, have to invest some time though. So to be clear here, you will come to a point in your business where you will start generating income from your Real Estate Business. You will wake up and have more money than you will time when it comes to this piece of your business. Let’s get into it now, but you must have followed the last lesson to get anything out of the information you are about to learn now. The reason I say you Must have websites in today’s world is because 1. You, as being just 1 person, are not scalable. Meaning YOU can only handle so much. Agreed? 2. If you want to compete with Real business folks, you need to have as many lines in the water as humanely possible. Agreed? So, Are You Ready? Question: What Is The Real Big Secret So what is the big secret? What gives the ability for normal, ordinary people like you and me to generate crazy amounts of buyer, seller and investor leads? The Real Big Secret is… if you can master the art of controlling traffic online, you will NEVER worry about money or leads again. The next logical question is HOW! The good news is that there are numerous ways to drive traffic. There are hundreds if not thousands of ways to do it. If you can just learn to master a few of them, you will put yourself in a position to generate leads and make money at anytime in any economy. Now, some people may tell you that you only need to know one way to drive traffic. I completely disagree with this advice. I feel that it’s vital that you master multiple ways. Traffic changes daily and if all of your eggs are in one basket you could lose everything. However I © 2009 www.MarkEvansDM.com think you should learn one technique at a time so you don’t get overwhelmed with the multitude of techniques out there, as there are literally thousands available. VERY KEY! Learn one technique then implement what you’ve learned…it should take you less than one day to implement and the real trick is staying consistent. You are not just reading this for your good health are you? Of course not! So, read, learn and implement! It’s as easy as that. I am going to break down the five core traffic methods and elaborate a little on each one. The five core traffic systems are free online traffic, paid online traffic, free offline traffic, paid offline traffic, recycled traffic. Free Online Traffic I call this type of traffic free because you don’t have to spend money to generate it. However you do have to spend a little bit of time. The great thing about the free online traffic sources is they are the easiest to systemize and outsource. Inside of free online traffic there are a few branches: Communities: This is where you find large congregations of people who are interested in a topic all gathered together in one spot. If you can define who your target customer is and where they spend their time online, then it becomes easy to find HUGE masses of buyers, sellers and investors waiting to go where you tell them to go. When I say “know your customers” I’m just want to remind you that there are multiple types of people you are communicating with. For example, in the team building phase of your business, you will want to talk to the Realtors, Mortgage brokers and Hard Money Lenders (I hate that name, don't you? I think the reason they call it “Hard Money” is because it's so hard to get :). Now after your talking to them and working to build them into a team and an important part of your Real Estate Business, you will need to have prospects coming in, such as buyers. Buyers can be put into multiple categories such as RTO (rent to own buyers), Retail homebuyers, wholesale/retail investors, foreclosure seekers… (I told you there are a lot of types, this is just a very small part of the list) so, as you can see, it's important to know your prospects when placing ads. Don’t forget you also have the sellers which again come in all shapes and sizes. Last but not least you have the investors. This is the main group I like to focus on. Why you might ask? Well, because they buy and sell all the time! They’re not like a retail © 2009 www.MarkEvansDM.com buyer or sellers, who typically are a onetime sale. I look at it as if I'm going to invest the time to build a list. I'm going to build a list that is lasting. Now, I’m not saying I don't have a buyer/seller list, but if you’re brand new and are reading this report, I suggest you focus 85% of your time building your investor list. I'm going off on a tangent here, but this is a little insider secret that I'm going to share with you, and then we will move on. I just want to let you know that this secret has made people millions and millions of dollars! The investors that are on the list you are building ... they will also buy products. If they’re smart like you and I, they realize the value in educating themselves. This means once you have your list you can let them know about things that have helped you grow your Real Estate investing business. First you should become an affiliate for the product you going to be recommending, then you send the product info to your list, with your affiliate link and when they buy something, you get paid! This is a huge business! If you overlook this opportunity you will not be running a business. In Real Estate investing, or any business for that matter, YOUR JOB is to figure out ways to capitalize on your leads to the fullest potential. Think of yourself as the WalMart for investors, you have deals, products, seminars, etc...Become their one stop shop. SEO: This stands for Search Engine Optimization. When buyers, sellers and investors are looking for things in today’s world, they go to the search engines (ie… google.com or yahoo.com) to find it. To get listed in the search engines you have to focus on your onsite optimization as well as your offsite optimization. I use blogs for my onsite SEO, and my offsite SEO is handled by link building and content distribution with links pointing back to my specific blog posts. Web 2.0: The web 2.0 world can be broken into two major sections. Sites that allow me to create pages on them that end up being ranked high in Google (sites like Squindoo and hub pages) and sites that I use to build followings of people (like Twitter and Face Book) Affiliates: Affiliate traffic generation is one of my biggest areas of real estate related traffic generation. I find people who already know how to generate traffic and I piggy back on their efforts. Paid Online Traffic This type of traffic is harder to systemize and outsource because you’re dealing with a budget. If you’re not watching closely, you can quickly lose a lot of money. The huge benefit to paid traffic is its consistency. It’s much easier to predict and monitor who’s coming to your site when you want them there. Here are the branches of paid traffic: © 2009 www.MarkEvansDM.com PPC: Stands for “Pay Per Click” where you pay every time someone clicks on one of your ads. There are a lot of places that offer PPC advertising. The Pay Per Click keys here are to know your metrics and know how much you can spend to acquire a customer as well as your conversion rates on your website. When you know both of these numbers, then you can figure out how much you are able to spend per click and still make a profit. CPV: Stands for “Cost Per View” where every time someone views your site you pay. There are many CPV networks that will show your site to people in their networks who are looking for something similar to what you are offering. It’s easy to get hundreds of thousands of views per day, so make sure you closely target which pages and keywords you want to show up for. CPA: Stands for “Cost Per Acquisition” where you are paying just on the acquisition of a subscriber or a customer. This is where I would pay someone $2 for everyone they can get to fill out my squeeze page, or $30 for everyone who orders one of my products. There are many CPA networks you can work with but be sure to know your numbers. You often have to pay over 100 percent commissions on the front end so you need to be able to make a profit on the backend. CPM: Stands for “Cost Per Hundred” where you pay for impressions. I usually look at this in the banner networks where I’m paying $2 to $3 per thousand banner impressions. The key to success here is making sure the banners you are paying for are close to the top of the webpage or you may be paying for ads that are never even seen. Co-Registration: This is traffic that you get by piggybacking on someone else’s traffic. So they may get someone to sign up for their list and immediately afterwards they try to get that person to join other people’s lists – they then charge you based on the number of people who join your lists. Free Offline Most internet marketers refuse to touch offline media, which is great news for you because offline media will generate better quality visitors and a higher, more consistent number of them if you do it right. Here are the branches inside of free offline traffic: © 2009 www.MarkEvansDM.com Public Relation (PR): Getting good PR in newspaper, radio, magazines, and TV can be huge. I’ve had a chance to be features on a few news segments which has been a generator for my company. Events: There are literally dozens of events happening in your local marketplace every week. If you don’t believe me, go check meetup.com. The networking and traffic generation at these events can be huge. Paid Offline This is what ran this business for hundreds of years. With the onset of the internet most people don’t even look at advertising offline yet again it’s probably the most scalable type of traffic generation in the world. Here are the main branches inside of paid offline traffic: Print Media: This covers ads and articles in newspapers, magazines, classified ads as well as direct mail. Digital Media: These are the sources that we see most often throughout the day like radio and TV. Referral Programs: Referral programs will give you some of the highest quality traffic. Many people do online affiliate programs, but few take them offline and turn them into a solid referral program. Recycled Traffic This type of traffic will always be your best traffic. The reason is because they have already joined your lists, they have listened to what you say and they know who you are. Your job at this point is to build a solid relationship with them and promote complementary products and services that will benefit from them. Be sure to focus a lot of time on your recycled traffic. I have friends who have built huge lists, but don’t market and promote to them because they are so focused on generating new traffic and leads. You need to remember that it’s always easier to sell to an existing customer then to try to find a new one. I won’t list all of the branches within recycled traffic but I do want to mention that the better sense of community and belonging you can give your members, the better members and customers they become. © 2009 www.MarkEvansDM.com All of your traffic generation methods should be focused on that key point. Get them to join your list, build a relationship and then keep them coming back for more. If you can do that, then you will have a following of traffic and customers that will follow you forever. Just so you know it works, what I’m sharing with you has come from any one of these methods, so all you need to do is flip a coin and be on the side I’m on and have others reading your info and you will be smiling all the way to the bank…. 23.1 Minute Traffic How to Siphon Free Traffic From Yahoo! Answers in 10.5 Minutes Step 1 : Create an account Go to Http://answers.yahoo.com and click on the “Sign Up” link at the top of the page. Step 2 : Register Fill out the short registration form on the following page. Sign Up Step 3 : Edit Your Profile After you click “Create My Account” you will be taken to a confirmation page. Click on the link to go back to Yahoo! Answers. But before you dive in and start answering questions, make sure to edit your profile Step 4 : Search Questions To find the best questions, click on the Answer button then select “advanced” next to the search options. Then make sure to select open questions that were posted within the last seven days. This will give you a better chance of getting voted as best answer. Step 5 : Choose a Question Look for questions where you can easily recommend a product. For example, in a search for questions on “knitting supplies” these questions came up in the results: What is the best site for knitting patterns and supplies? What would be a good storage device for yarn and knitting supplies? When you find a question you can answer, click on the link in the search results. Then choose “Answer This Question” on the following page. Step 6 : Post an Answer Use your expertise in your niche to answer the question. Don’t just post a link and call it quits. Spend some time writing a well thought out answer that specifically addresses the question. Once you’ve done that, add a link to a page (your sales page, blog or Squidoo lens) where Yahoo! Answers members can find more information. Step 7 : Repeat Congratulation! You’ve answered your first question! Don’t forget to go back to Yahoo! Answers every few days to check for new questions. Using Yahoo! Answers to get traffic is easy, and as you continue to answer questions and increase your best answer score it will just get easier and easier! © 2009 www.MarkEvansDM.com What a “Best Answer” Vote Means: Each person who asks a question on Yahoo! Answers has the opportunity to vote for whoever they think gave the best answer. This vote is the prize you should keep your eye on when answering questions because the more best answers you’ve been awarded, the higher credibility you will have on Yahoo! Answers. Plus, Yahoo! Answers immediately rewards best answers by bumping them to the top of the page. Your best answer score will be displayed as a percentage when you hover your mouse over your avatar. Affiliate Links and Yahoo! Answers: Using affiliate links in your answers is a quick way to get called out as spammer. So instead of posting your affiliate links in your answers, create a page on your blog or make a Squidoo lens with a review of the product you are recommending. Then direct Yahoo! Answers traffic to that page. Tube Mogul How to Launch Your Videos to 22 Popular Websites in 23.1 Minutes Quick Facts: URL: http://www.TubeMogul.com Cost: Free Traffic Type: Free Online Traffic Branch: Community How Tube Mogul Works: TubeMogul.com is a video launch-pad that submits your video to up to 22 different video host sites such as YouTube, Google Video, MySpace, etc. (see full list of video sharing sites you can reach through Tube Mogul at http://www.tubemogul.com/about/video_sites.php) By allowing you to upload your video to all of these sites, tube Mogul not only saves time but also extends the reach of the video to hit a greater percentage of the public. This increases your odds of appealing to your target market. Plus, back links in the video description add to your site’s link authority and drive traffic back to your site. Turning Traffic into Cash: Uploading videos online can be one of the fastest ways to drive targeted traffic to your sales page. To help target buyers in your niche you can record yourself teaching a principle that your target audience is looking for. When they want to know more, they’ll have to click a link back to your squeeze page. Or you can post all or a portion of your sale message, then let viewers know where to go to find more information about your product. Be creative with your video. You don’t have to have to create a high quality video to catch your prospects’ attention! © 2009 www.MarkEvansDM.com Traffic Checklist Step 1 : Create an Account Go to http://www.TubeMogul.com and click the sign up link in the tip right corner. Fill out the form on the following page and confirm your account to complete your registration. Step 2 : Register with Video Sharing Sites Create an account with each of the video sharing sites supported by Tube Mogul. Tube Mogul allows you to submit videos to any or all of the listed sites. Only sign up for those sites where you wish to show your videos. Step 3 : Upload Your First Video Upload your first video to Tube Mogul by clicking the “upload a video” link just below the dashboard tab. Follow the instructions on the page to select the video from its location on your computer. Next enter a title, description, keyword tags and category for your video. This information will be submitted to each of the video sharing sites along with your video, so make sure you do your keyword research beforehand. Keywords and Back-Links: Get the keyword tagging right. This means to tag the video correctly with appropriate keywords. Violations could get your video blocked by both Tube Mogul and other various video sites. Getting it right will ultimately boost your video’s visibility on each of the sites as well as improve the traffic driven back to your website. And when creating a description, enter your URL to create a back-link to your website. A simple “find out more at mywebsite.com” is usually sufficient. You can use the charts and analytics to learn more about your video and gain insights about your audience. Step 4 : Launch Your Video Enter your account information for each site you want to upload your video to and check the box to include it in the launch. Remember you don’t have to include every site if you don’t want to. Click the “launch” button after all desired sites have the correct account information and boxes checked. Step 5 : Launch Your Video Go grab a drink while you wait for Tube Mogul to upload your video simultaneously to the sites you selected. © 2009 www.MarkEvansDM.com 6 : Promote Your Video You’re almost done. Now that you have uploaded your first video, help it out by promoting it. First, click on the “launch and promote” link in the tip navigation bar. Then click on the “promote” link next to the video you just uploaded. Click on each of the social bookmarking site icons that you wish to use to promote your video. Step 7 : Watch Your Stats Return to Tube Mogul to check the status of your video launch. You can track how many views you’ve received and watch trends in viewership. You can also use Tube Mogul to spy on your competition. Watch your stats and keep uploading videos to increase your traffic. Squidoo How to Ride Squidoo’s Online Popularity to the Top of Google Quick Facts: URL : http://www.squidoo.com Cost : Free! In fact, they’ll pay you for profitable lenses! Traffic Type : free Online Traffic Branch : web 2.0 How Squidoo Works: Squidoo is a powerful Web 2.0 site where users (or lensmasters) post content in the form of lenses. They allow anyone to create their own web pages based on their mantra, “Everyone’s an expert on something.” If you know something about anything, you can become a lensmaster on Squidoo. Squidoo lenses are not just articles – they are much more powerful because they allow you to post pictures, links, videos, products, quotes and more through the use of “modules.” It’s like posting to a blog that’s already won the online popularity contest. Plus, Squidoo will even pay you up to 50 percent of the money they receive through ads and affiliate sales. Helpful Resources: Wordtracker: http://freekeywords.wordtracker.com Search for keywords to target on your lenses using the free keyword tool here. Digg: http://www.Digg.com Submit your lenses here after you’ve published them to get the word out. © 2009 www.MarkEvansDM.com Turning Traffic into Cash: It can take months to get a new website ranked in Google, even if you’re shooting for noncompetitive keywords. You have to build links, get each page indexed and continually post content. What’s powerful about Squidoo is that they’ve done all that for you. They have been around long enough to rack up well over half a million lenses and score a fat page rank of eight on Google. That means lenses you create in Squidoo can get ranked in as little as a few hours, making your message visible in the largest search engine online! Traffic Checklist Step 1 : Choose a Topic Before you start creating your first lens choose a topic. Make sure to choose a topic that is both exciting and relevant to your niche Step 2 : Find Keywords Next, go to Wordtracker to find relevant keywords. Once you’ve made a list, narrow it down to three to five non-competitive terms you target on your lens (see the note on finding noncompetitive keywords to the right). can Step 3 : Start a Lens With your topic and list of keywords, you’re ready to start making a lens. Go to http://www.squidoo.com, and insert your topic into the text field. Then click the “Get started!” button. Step 4 : Write a Title On the next page type your main keyword in the first field and your title in the second. Choose a category and select the “Do Your Own thing” option. Finding Non-Competitive Keywords: To find out how competitive a keyword is, simply search for the term in Google and look at how many results are listed in the top right corner of the page. This is the number of websites that are competing for that term. It may take a little time to find less competitive terms that still have good search volume, but once you’ve found them, the next step is a breeze. TIP: Look for long-tail keyword phrases (search terms with three or more words). These are usually less competitive. Notice Search Results Here © 2009 www.MarkEvansDM.com Step 5 : Add Content On the next screen, there will be a list of default modules. You can start entering content or remove them. You will have a chance to do more extensive editing later. When you’re finished adding all you want for now, continue to the next page to see a preview of what your lens looks like so far. You can either continue filling in modules Squidoo recommends or click “Publish Now” to go to a more advanced editor. For this lens, I am going to go ahead and publish what I’ve done so far. Step 6 : Choose a URL Fill in the blanks on the following page, including the page URL. It is important to use your main keyword in the URL to help your lens get ranked more quickly. Once you’ve filled in the form, click on “Go Publish.” Step 7 : Create an Account Next you can create your account. There are no right or wrong answers here but remember to create a username that speaks out to your niche. After you have created your account, you’ll be taken to a page that says your lens is under construction. You’ll be able to finish it up in a moment. Go back to the home page of Squidoo, login to your dashboard and click on the “My Lenses” tab. Find the lens you started and click “Edit.” Now we’ll get to the fun Part! Step 8 : Add and Edit Modules You are now able to edit your current modules and add new ones. There are several types of modules you can use, like Duel and Amazon, which will each let you, add a unique type of content. For example, the Amazon module lets you display products sold on Amazon. You get paid when sales are made through this module. You can edit the modules you currently have by clicking one of the “Edit” buttons. Then click the “Add Modules” button to see what other modules you can use. There are well over 100 options, but just add those that would make visitors want to stick around. Here are a few great modules to get started with: Poll Module, Link List, Sticky Note, Guestbook and Video Module. Step 9 : Promote Your Lens Publish your lens and don’t forget to promote it. Here are a couple of things you can do to get the word out on your new lens: Make friends with other lensmasters by posting comments, joining Squidoo groups and participating in the SquidU forum. Submit the URL to social bookmarking sites like www.Digg.com. © 2009 www.MarkEvansDM.com Step 10 : Repeat Keep it up! Continue writing lenses and building your popularity on Squidoo. As you finish setting up your accounts and follow the information above, I would like to digress and say “everything you’ve just read is worthless, unless you implement”. Question: How Can I Become A Celebrity In My Community? Now that you have learned how to drive herds of traffic to your websites let’s talk about how you can become a celebrity in your community. Step #1: You have the Logo, you have the websites, and now all you need is the knowledge to become that person that stands out, in the crowded world of Investing. You must create a brand. We spoke about this a tad in Lesson #2 when I explained to you how I wear pink shirts, and now I have the DM after my name. These are branding effects. Think Trump’s hair, gold fixtures, Name on Buildings, luxury. Think Jay Leno’s jaw line, car collection, and how he’s a comedian. On a grand scheme, if I asked what stands out about the President of the United States on a branding factor what comes to mind? - White House Air Force One, practically the largest plane out there Images of the President getting into the Helicopter Family Traveling Do you see what I mean this is BIG business, I’m not saying you’re going to run for President anytime soon. (I still don’t know why anyone would want to be President anyway, but that’s a discussion for another day… �) But it’s really got a ton of Value! YOU are unique. Maybe it’s your hair, your cars, your house, your family, your look, your clothes, your eyebrows, your shape, your athleticism, your hobby’s, and maybe it’s a combination of all of the above or a mix of some of the things above and beyond. A great way to find out what unique qualities you posses is to just ask 5 of your closest friends and see what they have to say. Some of the looks can be created and some you may have been born with. Again, Jay Leno’s jaw line, etc… I could go on and on here, as this is a key component to putting Personality into your business. As time goes on you will become a local, and if you follow my directions in these lessons, a © 2009 www.MarkEvansDM.com worldwide celebrity. Let me remind you that the reason this is great for you and your business is that the more people that know you, the more opportunity you have to get in front of them and do a deal. That’s what your goal is right? To do a deal? For sure! So get those components set up! When you start emailing your list, which you are beginning to create and build, you will accomplish many things. The open rate of your emails will increase, which is extremely important. The relationship building process will become noticeable easier, which will make you more money over time than any other activity you do. We will be going into great detail about this in coming lessons. In the mean time, quite reading and start implementing the strategies outlined in today’s lesson. You are doing Great! So, stick with it. I know there are a ton of things to do, but the good news is that as you implement the things I’m outlining for you in these lessons, you will soon be able to do what you want when you want, and still have a list of prospects to make money with, in the future. Could you imagine if you had an email from everyone you’ve come in contact with? Emailing them daily should take 10 minutes or less of your time each day. Just think, if you were offering them access to information that cost them nothing to acquire, but makes you BIG money… Where would your business be today?
