WHICH IS BETTER FOR EXPATRIATES?
One of the most important questions an expatriate will face is which of these
accommodation options is best for an extended overseas stay?
For shorter-term stays, hotels do have their advantages. There’s the daily
tidying up, top-notch facilities such as fitness, business centre and firstrate, on-site dining and entertainment. But serviced apartments offer the
relocated executive a number of attractive advantages as well.
Luxury suites notwithstanding, living in a hotel is like spending your homelife in a bedroom. Serviced apartments almost without exception offer more
living space, with a bedroom, bathroom, fully fitted kitchen and living area
where you can make yourself at home in comfort and privacy – particularly
when the cleaner is in.
And because you can keep and prepare food yourself, a serviced apartment
can save up to 25% in incidental costs as you will not have run up hefty bills
at hotel dining venues and local restaurants.
Serviced apartments are also more flexible in terms of length of stay – from
a few days to a few years. They also operate on an all-inclusive fee basis,

GET INFORMED
Knowing what to look for before you decide on a
serviced residence will keep you informed and let
you compare services and facilities.
Because of chronic traffic congestion that plagues Bangkok, you’ll need a
residence site that affords access to the various mass transit routes,
such as BTS SkyTrain, MRT Subway and cabs. Can you easily get a
taxi, or is the street-front a place where they don’t often pass by or are
forbidden to stop? How far is the building from the main road? (Some
buildings provide a motorised trishaw to shuttle residence to the end of
the soi.) Flooding is another important issue. If it’s the dry season, ask
people in the neighbourhood about the flood situation in the soi – you’ll
get a more objective response than asking the building staff. You can also
observe any high-watermarks on walls and utility poles. You should also
have a look at the building’s neighbours. Are they businesses such as
an entertainment venue which normally produces noise? Check if there is
a motorcycle taxi queue nearby, as they can be noisy too.

The building itself should have at least basic facilities to serve
residents who don’t feel like venturing out into traffic. Most SAs catering
to foreigners will have a laundry service, sit-down restaurant, pool and
fitness room. Are the elevators in good condition and are there enough
to adequately service the number of rooms? A waiting time of 20-30
seconds is acceptable, but 40 seconds or more could be a problem.
Also make sure each elevator displays an inspection card bearing
the maintenance company’s name. Are there washing machines for
residents to use themselves in addition to laundry service? Being able
to wash smaller or delicate items yourself will save time and money. Is
the entrance protected from rain by an overhang? Be sure you can get
from the parking/drop-off area without exposure to bad weather.
How’s the lobby? Is it clean and organised? Is there pleasant, unobtrusive
ambient music playing or do they just turn on the radio or play a pop
album? Are there chronic loud noises from nearby businesses or traffic?
Spend some time just sitting and observing, you can learn a lot this way. Is
the staff polite and can they speak and understand English well enough
for effective two-way communication? Is there a GM or other responsible
executive on premises on weekends and holidays?

In the room you are considering, make sure there is adequate natural
light coming through windows and balcony doors, so that you don’t have
to use so many indoor lights during the daytime. Also check if there is
adequate cross-ventilation from two or more sources such as windows
and screened doors. This will save on air-conditioning costs. Also run
each air-conditioner, checking for loud noises, strange odours or
warmish airflow. Is the apartment large enough for your needs? Ask if
management will remove any furniture you don’t need to increase your
usable living space. How about storage? Have wall and nook spaces
been fully utilised with built-ins for storage? Are there places for bulky or
awkwardly-shaped items such as golf clubs, bicycles and luggage? Is
there additional storage space available elsewhere in the building?
Walk out on to the terrace and get the feel of it. Is it spacious enough for
a table and chair or clothes rack? Is it used to house an air-conditioning
unit, and if so, is the hot air from the fan directed outwards or onto the
terrace space itself? Turn on all taps and showers to gauge the water
pressure, it is sufficient? Are any of them dripping? Check the toilet
function by dropping small pieces of crumpled toilet paper before giving
it a test flush. Is all the paper flushed away or is there some remaining?
And when the tank is filled, does the sound of the water flow stop?
Peek into the closets. Are the hanger bars long and sturdy enough to
accommodate your wardrobe? Is there a shoe rack near the room’s
entrance to avoid footwear cluttering up the floor?

LIFE IN THE ‘HOOD
To the newcomer or tourist, Bangkok may look like one big teeming mass of humanity, but this
couldn’t be further from the truth. While the city’s many districts and neighbourhoods have much
in common, they also have unique characteristics that distinguish them from one another and
let the serviced apartment seeker choose a location that best suits their personal tastes and
requirements.
Sukhumvit
This area comprises “upper”, “mid”, and “lower” Sukhumvit Road zones, covering sois (lanes) 1-24, 26-71 and
soi 71 and beyond, respectively. There are eight BTS SkyTrain stations on this stretch of Sukhumvit Road, along
with the Interchange with the MRT Subway and Asok Road. Bangkok’s famous Nana nightlife area straddles sois
3 and 4, while the massive Terminal 21 shopping mall is not far at the Sukhumvit-Asok intersection. The nearby
Siam Society offers a vast selection of books about Asia, and hosts lectures and field trips. Emporium is a highend lifestyle shopping paradise, while K Village is a Korean-themed community mall, and J Avenue has chic
eateries and an international supermarket. There are two parks in the area – Benjasiri and Benjakitti with jogging,
fitness, basketball, volleyball, takraw, and skateboarding facilities. Nightlife venues include the outdoor dive Cheap
Charlie’s, the too-hip dance club Q Bar and Insomnia disco for partying into the wee hours.

Central Lumpini
Home to the lush Lumpini Park, this area is bordered by Wireless,
Phetchaburi, Ratchadamri and Rama IV Roads. The Ratchaprasong
Square Shopping District runs through the heart this neighbourhood, with
a “Shopper’s Row” of high-end malls like Central Chidlom – the flagship
branch of nationwide retail giant Central Department store. Other shopping
centres include Gaysorn Plaza, CentralWorld, Siam Paragon, Siam
Center, Siam Discovery and the huge bargain centre MBK – all within
walking distance. Some of the best steaks in town can be had a Neil’s
Tavern Restaurant & Bake Shoppe, while the Four Seasons Hotel’s Spice
Market has been serving Thai fare for over three decades. The Royal
Bangkok Sports Club (Henri Dunant Road), is an upscale members-only
golf and sport club with a storied past, and National Stadium offers plenty
of organised and DIY sports activities for kids and adults. This area is served
by three BTS SkyTrain and two MRT subway stations.
Sathon-Si Lom
This is part of the Central Business District along and between Sathon and Si Lom Roads. North Sathon Road
(between Rama IV Road and Naradhiwas Road) has a number of 5-star hotels and plenty of restaurants. Silom
Complex has everything you would expect from a world-class shopping centre, while a wide selection of Thai-style
pub-restaurants can be found around South Sathon (between Naradhiwas Road and Charoen Krung Road). This
area is also home to many embassies and is where the Alliance Francaise Bangkok is located, as is the city’s
jewellery district. It is served by multiple BTS SkyTrain and MRT subway stations.

Ratchadaphisek
The area along Ratchadaphisek Road between the Phra Ram 9 Junction and
the Lat Phrao Junction is somewhat out of the main tourist zones, but there are
lots of places to shop and spend your leisure time. At the sprawling Fortune
Town IT centre there are four floors of computer, mobile phone, home media
and other high-tech shops, while Robinson is a well-stocked department store
with fashion, housewares and other essentials. The conveniently located The
Esplanade shopping mall is steps away from an MRT subway station, and is
packed with restaurants, clothing stores and a movie theatre. For nightlife fun
there’s the Royal City Avenue (RCA) entertainment strip with music venues of
every variety, and the mass-transit accessible Thailand Cultural Centre hosts
world-class concerts, theatre productions and other highbrow activities.

THE COMPETITIVE ALLURE OF
BANGKOK’S SERVICED APARTMENTS
There’s good news for Bangkok serviced apartment hunters: recent market
statistics are spelling out better deals on bigger digs.
There are a number of reasons why there’s never been a better time to rent
a serviced apartment in Bangkok.

Local property research firm CBRE reports a 0.3% Y-on-Y jump in Bangkok
serviced apartment supply, giving home-away-from-home hunters a slew of
additional accommodation options. Better still, the glut in serviced apartments
is most pronounced in the city’s highly sought-after business and shopping
areas such as Sukhumvit, Central Lumpini and Si Lom/Sathon – all of which
offer easy mass transit access and are popular with expatriates.
And the supply spigot is still wide open. There are no less than eight serviced
apartment projects currently under construction, which will add nearly 400
units to these areas by year’s end 2015. Also spurring on the Buyer’s Market
effect is an up to 8.1% drop in occupancy rates sparked by the political
turmoil of late 2013 and early ’14, prompting some serviced apartments
owners to launch promotions targeting long-stay tenants to counter the
shortfall in tourist arrivals.

This has resulted in lower overall rents throughout the Bangkok serviced
apartment market. As of fourth quarter ’14, rents have dropped 1.3% Q-on-Q
and 4.7% Y-on-Y, according to CBRE, which at current average rates
translates into a monthly savings of around 100-200 US$.
Most of the currently available serviced apartments are 1-bedroom units, a
room type which is in direct competition with standard hotel accommodation.
But serviced apartments have the edge over hotels because of their larger
living space and better value for long-term stays.

What this all means to anyone planning on putting down some roots in
Bangkok is that serviced apartments have significant advantages over
hotels in terms of cost and comfort. And the figures make it abundantly clear
that the time is right to take advantage of prevailing market forces to book
a top-quality serviced apartment and enjoy the residential accommodation
deal of a lifetime.

You’ve been newly hired or are being transferred to an overseas posting.
That means you’ll have to deal with one of life’s most stressful experiences –
relocating your residence to a foreign land. But with a little planning and initiative,
your cross-border home shift can be smooth and stress-free.

After you’ve arrived
One of the first things should do is have a look around your new neighbourhood.
See where the local shops, restaurants and cinemas are located so when
you need to use them you’ll already know your way around. You can usually
find websites that provide this information, or ask your serviced apartment
concierge for some advice. Same for nearby police and fire stations.
You’’ll also need to establish a social life in your new home, so think about
ways to make new friends. Join a sports or special interest club, sign up
for an online meeting site or head down to the local pub or coffee shop and
strike up a conversation. Make a point to meet locals as well as foreigners
from countries other than your own.
Survey the local healthcare facilities and find ones that cater to your
needs. Also determine the nearest emergency room and keep the phone
number handy. Find a reasonably priced hospital for outpatient services.
Some local hospitals offer high quality care at a fraction of the cost of
international facilities. Have your medical history at hand should it ever
be required.
Although you’re not expected to speak the local language fluently, make
an effort to learn a few common phrases and greetings. It’s a great way
to break the ice when meeting new local people, and it demonstrates an
interest in, and respect of the local culture.

going just great. Now the question is: what to do with your free time? If
you’re into sports, you’re in luck: There are plenty of sport activities in

Bicycling is a great way to experience the city up close and at your own
pace. Join a guided group or individual tour, or just grab a map, rent a
bike and head off on your own through the bustling streets to areas like
Rattanakosin Island, Wat Pho, Wat Suthat, Khao San Road, or along the
khlongs (canals) in the cross-river suburb of Thon Buri.
Bangkok has become a favourite destination for golfing enthusiasts, with
a wide choice of pro-grade sport- and country club courses. The city’s toprated links are designed by such renowned course designers as Ronald
M. Garl, Robert Trent Jones Jr. and Arnold Palmer.
An urban water sport that combines surfing and wakeboarding,
flowriding lets you “hang-ten” on an inflatable ramp with a thin sheet
of water pumped over it, creating a simulated but realistic perpetually
breaking wave. There are also body boards for kids and rope lines for

Indoor rock climbing – also called wall climbing – is a challenging
yet safe urban sport that tests the limits of strength and endurance.
Local venues include flat walls with ergonomically designed foot- and
hand-holds or realistic artificial cliffs for the more advanced “bouldering”
variation. There’s even a club with huge blue wall dotted with fluorescent
rocks that light up to mark beginner and advanced routes.

For an adrenaline rush in the great outdoors, nothing beats the zip-line
adventure at Flight of the Gibbon. The 3 km course lets riders soar over the
rainforest canopy at Chompoo National Park. There are also two abseiling
stations for intrepid cliff-walkers.
If you have a need for speed, check out Easy Kart, Bangkok’s only indoor
go-kart race track. Drivers can choose karts with a 160cc or 270cc. engine,
which has a top speed of 60km/h! Each eight-minute race costs between
450 and 850 baht, depending on engine size. Safety helmet and racing
jumpsuit are provided.
Although Muay Thai is a violent professional spectator sport, anyone can
learn this ancient Thai discipline for self-defence or fitness. In addition to
learning punches, kicks, knee strikes and defensive moves, students are
also taught the tradition-steeped wai khru and ram muay pre-fight rituals,
which are intended to bring good luck and show respect for the fighter’s
coach-instructor.
Bangkok has plenty of bowling alleys where you can show off your
talent for snagging those strikes and spares. Many alleys have attached
karaoke lounges and cinemas, while several offer a surreal “glow-in-thedark” experience with black-light illuminate lanes and florescent balls and
pins.
Surprising as it may seem, there are about a half-dozen ice-skating rinks
in town. The ice is properly surfaced for smooth-skating fun, and rental
skates are available. If your wardrobe does not include cold-weather gear
like heavy socks, sweater/jacket and gloves, it’s advised you get yourself
kitted out before strapping on a pair of “blades”.

NIPPON ON-SCENE
Bangkok’s first Japanese-themed mall shopping, Gateway Ekamai is
conveniently located on Sukhumvit Road, linked by walking bridge to the
Ekkamai BTS station. This gleaming 93,000 sqm. community shopping
centre is all about Japanese culture and lifestyle, with over 40 food outlets,
sweetshops, bakeries, a pharmacy and more. Among the many names from
Japan are Hokkaido Milk & Ice Cream, MaidDreamin’ theme restaurant,
Tsuruha drug store, MaxValu supermarket, UCC Coffee shop, Tokyodo
bookshop and Kyoto Roll-En.
The Thai-Japanese Association is a great way for Japanese expatriates to

For those with young children, the Thai-Japanese Association School,
offers top quality Japanese-curriculum education. Established in 1974, the
school has over 2,000 primary and junior high school students, with some
113 teachers and staff. The campus is centrally located on Rama 9 Road
near a MRT Subway station.
The city’s most comprehensive golf centre, Thaniya Plaza is located just
steps from the Sala Daeng BTS station on Si Lom road. The compact
mall has four floors of golf supply shops, driving clinics and related
specialty shops.
The nearby Soi Thaniya is the vibrant heart of Bangkok’s Japanese
nightlife scene. The narrow strip – known locally as Little Tokyo – is
somewhat of an adult-only zone, home to authentic Japanese style pubs,
bars, lounges and noodle shops. Other Asian nationals and westerners
are not allowed in some establishments without an accompanying
Japanese host, a fact that is not openly publicised but nonetheless
widely observed by local publicans.

chaotic and traffic-clogged streets. But be they high-tech or traditional, Bangkok’s varied collection of conveyances
keep people moving, and help give the city its unique, charming and unlikely functionality.
Like most serviced apartment-dwelling expatriates, you’ll most likely be living and/or working in one of a handful
of expat quarters and Central Business Sub-districts on or near main roads. The BTS SkyTrain serves these
downtown areas safely and conveniently, along with many fast growing outer-lying areas. Its elevated concrete track
passes through many popular tourist and business areas.
The MRT Subway is a sleek underground rail network that’s as comfortable as it is safe. The gleaming station
chambers, platforms and subway carriages all display easy to understand English-language signage, so finding
your way around is simple. The MRT Subway connects with the Mo Chit bus station and the BTS SkyTrain at several
key junctions, with stations at popular shopping districts.
Bangkok’s taxis are a great value for money. A cab ride from Bangkok’s main airport to Sukhumvit Road costs just
around 12 US$, including two expressway tolls and a generous tip. The approximately 1.10 US$ flag-fall hasn’t
changed since taxi metres replaced fare haggling some 20 years past, and most of the cabs are in very good
condition.

A ubiquitous icon of Thai urban history, the Tuk-Tuk is a covered, 650cc trishaw known for their excessive speeds
and screaming engines. There are no seat belts, only a rococo-esque metalwork grill with a “$” sign at its centre
between the rear-seat passenger and the windshield. This, plus the fact that fares are about the same as an airconditioned taxi, make the Tuk-Tuk more of a novelty photo-op than a practical means of transport.
The motorcycle taxi seems a bit dodgy to the uninitiated, but they are great for getting deep inside the labyrinths of
small sois, and can be a real lifesaver if you’re in a hurry and traffic is at a standstill. Found gathered at taxi queues
where smaller lanes feed into larger roads, motasai drivers charge from 0.30 US$ for a short hop to 6.00 US$ for
a cross-town trip. Though the drivers are quite deft at creative handlebar-handling, would-be seat straddlers are
reminded that the 2-wheeled journeys are undertaken at their own risk.
Here are a couple of Bangkok’s more interesting ways of getting from point A to point B: Canal and river- ferry boats
serve the city’s vast network of waterways, and for the deep-of-pocket, a luxuriously appointed helicopter shuttle
can be hired to deliver airport passengers to any one of a dozen or so downtown skyscraper rooftop locations in
private, wind-speed comfort.
