100 Clifton Hill, St Johns Wood, London NW8
Beauty.В Style. Exclusivity.
Luxury. These words
take new meanings at
100 Clifton Hill.
This elegant London townhouse
has been authentically restored
to its former glory. Blending the
very finest of classic and modern
traditions, it is now a sumptuous,
spacious and impressive
family home.
From the moment you step
inside, your eye follows the line
of the spectacular staircase
– suspended as if held by
air. The careful balance of
light and shade, the spacious
setting and exquisite detailing
blend with sensual fabrics and
furnishings handpicked from
far-flung corners of the world.
The quality and craftsmanship
are seen in the curved bay
windows, glass balcony and
garden. Calm, comfortable,
elegant, this can only be a
Kelly Hoppen design.
This property redefines the
concept of a family home.
It is a place of possibility,
splendour and effortless living.
100 Clifton Hill
From the hallway, handmade doors slide back to
reveal a dining room full of character. Elegance
and simplicity is accentuated with the clean lines of
the Casamilano Monaco storage unit and grand
dark-oak table and chairs. Exclusively designed by
Piet Boon and selected by Kelly, this beautiful piece
has been specially made for this room and adds
grandeur and finesse.
The gorgeous Lord Carter chandeliers are
handcrafted from reclaimed materials and bring a
touch of glamour and sophistication.
One of Kelly’s favourite features is the unique silverpolished Polidori Barbera plaster finish. A fabulous
sliding wall neatly conceals the dumb waiter that
connects the kitchen to the dining room.
The living room is captivating with a bespoke
Chesney’s limestone Victorian fireplace. Handmade
Banari rugs are trimmed with leather borders from
New York, the casa blanca coffee table is from
Bortas and Conga sofas are wrapped in cape
twilight. The bespoke Sigma chandeliers of burnished
brass and crystal are simply stunning. Bi-fold doors
open onto a Juliet balcony from which you can view
the peaceful landscaped garden.
These formal areas are complemented by a chill-out
zone featuring a Christian Liaigre bass terra sofa
with matching galet ottoman and meta drum floor
lamps. This area leads onto a beautiful glass balcony
and staircase that connects house and garden with
elegance and style.
100 Clifton Hill: ground floor
Calming colourways and chic simplicity continue
throughout. Stone steps lead into the study with
Kelly’s trademark style of ebony floors set against
lighter palettes. Everything is in the detail: the
polished nickel curtain rail, Joseph Giles handles,
Louis armchairs, Piet Boon coffee table and
Porta Romana floor lamp.
The study conceals the control centre for the
programmable AV, music and IT systems that
enable you to preset the mood room by room.
The cloakroom radiates with sleek white Thassos
marble, polished plaster walls and Rifra wall-hung
basin. No expense has been spared to create a
refined, elegant and contemporary look.

The kitchen is the heart of every family home and what
a truly spectacular space this is. It’s not just the style
that impresses. Here form, function and innovative
technology combine. The central workstation and
quartz stone bar area mirror the clean line of the
custom-made SieMatic white-gloss kitchen. Top-spec
appliances abound. There are two ovens and a
microwave from Miele, retractable extractor hood by
Gutmann and a Gaggenau halogen hob. These all
contrast with the antique mirror splash back.
Relaxed and comfortable, the TV area has an
L-shaped Long Island sofa and scatter cushions,
Flexform pouf finished in Nutria hair on hyde,
Magic Mush side tables and Modenature floor lamp.
It’s the perfect family chill-out space.
The house is fitted with a Lutron lighting system so you
can create a range of lighting moods not only for this
space, but for all rooms throughout the house. You’re
in complete control, matching mood and occasion
perfectly . . . at the touch of a button.
100 Clifton Hill: lower ground floor
The breakfast area features a stunning inlay resin
floor, handmade Tokio table and Casamilano chairs.
There are also exclusive pieces from the Kelly Hoppen
Collection: a fabulous silk-shade ceiling light by Aqua
Creations sets off oversized black lacquer flute vases
and smoky mirrors.
Roll back the bi-fold doors in the kitchen, or take the
glass staircase from the ground floor. Welcome to
your dream garden.
Tall cedar timber-slatted fencing fronted by bamboo
screens, built-in cedar seating areas and Piet Boon
garden furniture create a tranquil mood. Perfect for
dawn-till-dusk relaxing.

Amazing by day, sensational by night. The garden
really comes into its own with an innovative lighting
scheme that makes a subtle and stylish impact.

stainless steel water feature makes a striking focal
point and brings sensory qualities of light and
sound to this spacious and calm space.

100 Clifton Hill: master bedroom
The master bedroom is a sanctuary from the outside
world. Natural soft hues complement rich, opulent
fabrics. The handmade silk velvet carpet by Nepar is
sensual underfoot. The Meridiani Thurman bed with
matching bedside tables is covered with cushions and
throws from the Kelly Hoppen Collection. Chairs placed
at the room’s focal point are enhanced with spina
vases and arum lilies from Scent Floral Design. Come
evening, transform this room to a flickering firelight
hideaway with the remote-controlled fireplace.
The two dressing rooms are spacious and beautiful.
Hers with Porada mirrored beauty dressing table and
matching snap stool, nickel floor light by Porta Romana
and floor to ceiling sliding-door wardrobes. This timberslatted design is echoed in his dressing room, where
Piet Boon triple wall lights give a restful glow.
16
The master bathroom is seductive, sleek and
showcases imaginative design. Unwind in the sculpted,
curvaceous shape of the Rifra bath, from which you
can view the TV screen discreetly built into a white
glass wall, or shower in the walk-in, frameless glass wet
area. The dramatic inlay of white Thassos marble is
set into a dark-oiled oak floor and there are graceful
floating forms: black shelves with recessed lighting and
Kelly Hoppen taps that protrude from the mirror glass.
This bathroom exudes a Zen-like calm.

The second bedroom continues the theme of
soft colours, exciting textures and designer details:
Versailles Bagatelle half-moon pull plates on the
handmade oak wardrobe doors, Orizzonti bed and
Modenature Alba floor lamp with varnished feet
and acrue taffeta shade.
The ensuite sparkles with light from the white marble,
coloured glass runner and Rifra Fonte mirror with
crystal shelves.
A place to retreat, relax and unwind.

floating staircase

It’s so sculptural it
should be in an art
